We live in Colorado. The owner put our house up for sale. We've had more than 45 showings scheduled in five days. We have a dog, and so we need to be home for the showings. This seems like an intrusion on our quiet enjoyment as well as a constructive eviction. Is there any limit to the number of showings that can be requested per day or per week?

Do you have a lease? If so, the new owner has to honor it.

No, there is no limit to the number of showings.

Silverplum: Thank you for your response. I was wondering if there is any common practice about a reasonable number of showings before interfering with quiet enjoyment. Thanks again.

You're very welcome. :)

Your city may have specific codes. I picked Boulder, because they're famously liberal/pro-student/anti-establishment, and they have no mention of it in this easy-to-read publication: https://bouldercolorado.gov/child-youth-family/landlord-tenant-handbook. Look near the end, under "Privacy."

You might try to discuss the matter with your landlord and try to negotiate a looser schedule of viewings. On the other hand, the faster it sells, the faster the showings are over and done. ;)

Know this , its going to slow down now, those who were the most interested have seen it , that doesn't mean it wont sell but with that many coming thru if it was priced to sell there should be a offer on the table now so after this Id suggest you make it clear to your LL and realtor there wont be any cooperation for short notice showings any more, you will not show it but they will have to, and if they are there to show it they will have to stay out side they cannot just hang around inside, that you expect to have one full days notice or things that help the place show well will cease like sinks wont be empty but full of dishes , full trash, and last but not least you will let the dog have full run of the house .
