Recently purchased a home and found termites after the closing (it had been inspected about 2 months before closing and none were found). I did some research and discovered right about the time the sellers to us bought the house (1989) termites were found and treatment was completed (am assuming this was done by THEIR seller before my seller took possession). The sellers to us, on the disclosure report, answered "no" to the question re: infestation and/or previous treatment. I don't have solid evidence they were aware of this, but assuming they were since this all happened around the time they bought it.

If I can find evidence they were aware of this, do I have an recourse against them? I'm concerned about 3 issues: 1)Did they fail to disclose anything else we should know about. 2)Knowing the property had been previously infested likely would have affected my decision to buy and/or my offer price. 3)This will hurt it's future resale value.

We like the house and don't want to back out, but if we are eligible for substantial damages (ie: $10k +), it would be worth our while to pursue.

The property is in Arizona and appraised at $300k. Thank you very much for any advice!
