When we signed a lease in Florida apartment we were told that after 1 year the apt. must replace carpets in apt after we moved out. Now that our 1 yesar lease is up we were signing another lease but they tell me that if there is any stains on the carpet we are responsible for 9 dollars a linear foot. Are we required to pay since it was not in the original lease????? Please help.

Check FL law plus your lease for requirement for tenant to leave apartment clean.

Clean apartment includes clean carpet. You are responsible for stains.

A new lease is a new lease. If you don't agree, don't agree to it.

Even if you use a reputatble carpet cleaning service, you know those coupons you get in the mail, well they will still say the carpet is still dirty and stained and screw you out of your deposit, so you will have to take pictures and sue them in small claims court....

So why stay there?

This maybe the first signs of financial trouble, next will be trash pick up, paying for your own water,eliminating the washer dryer room, FINING people, who park in unauthorized areas when they never did it before.....sure the landlord can change their minds,and the lease, but sometimes they really are desperate not to give the tenant back even one dime of their deposit, and sue them for more.
