Our listing with a realtor expired 5/1 and we began to market by owner. Someone who saw the house with a realtor during the listing agreement came back and wants to buy. They contacted the agent who showed them the house and she wrote up the offer. Instead of bringing the offer to us as she was instructed by the buyer, she brought it to the real estate office who previously had the listing. The house is no longer listed with them. They in turn brought the offer to us, along with a letter requesting us to pay them 3% at the closing.
The Offer to Purchase doesn't reference or make mention of the letter, nor does the offer to purchase mention any commission. Could we sign the offer but not the letter?
