we live in the state of michigan. we sold our home on a land contract. the buyers are now 3 months behind on payments. we sent 10 day notice to foreclose. we have a standard land contract that was done with the help of a real estate friend and it was registered. in the contract it states that if they fall behind in payments longer than 45 days we have a right to evict. it also states taxes are there responsibility, they are refusing to pay them and say it should be us because taxes are in our name.contract signed by them says they are to pay taxes. they also threathened in written letter to stop all payments for one year and still live in house if we foreclose. also they did work to the house without our permission, and know want money for the work if we foreclose,which it clearly states in contract that all work done on house must first be approved by us. they claim the 9/11 attacks have affected them so bad they are out of work, and we are unamerican to evict them at this time. they also have informed us they have recorded all previous telephone calls without our permission so they have a record of all conversations.sneaky people we would like gone out of the house. can you evict when they break rules in a contract?

You cannot evict without Court approval. You must file foreclosure action so hire an attorney right away and prove to them that it is not un-American to get paid on your own property.
