What is the name of your state (only U.S. law)? California

My Son, my Mother, and myself purchased two houses
on a lot (nonconforming). Upon moving in SEVERE
termite damage was discovered making the houses
uninhabitable, despite having a termite inspection. A new
inspection recommended we consult with a general
contractor. The GC recommended demo of all structures
as they can not be repaired. MEANWHILE, it has come
to our attention that three buildings encroach upon our
neighbors property. Two of the buildings are two feet
over and the other extends 20 feet onto their property.
The termite co. legal rep says they will only repair what is
within the scope of their business. MEANWHILE, we
have documentation that they used a chemical in
fumigation that requires three days under the tent, and
one day to air out before the structure can be safely
entered. The seller failed to leave keys with their agent,
so my son was c alled to break into the house on the 14th.
we found a notice that it was safe to enter on the 15th.
They either did not use the chemical they claimed to, or
they let us walk in to a toxic house.
