I have a detached garage on the same property as my owner occupied single family home. I am renting it to a relative and would like them out only because I want the garage back. I have sent a certified-return receipt termination of lease notice and the tenant has become argumentative stating that I owe them an explanation for my actions. What rights do I have to end this lease just because and at what point can I pad lock the garage because they have not removed their belongings.

You should ck. your Local codes . It's probably Illegal to rent it in the first Place . Maybe you should consult a Landlord/Tenant attorney in your area for a small fee .
