Getting a roommate

What is the name of your state (only U.S. law)? NJ

I live in a single family house in a university neighborhood. Recently my wife lost her job and took a position in another state where she is renting an apartment. She comes home or I visit her place every other week. This whole thing has resulted in a 2nd establishment expense item. Can I sublet a room to a student in my single family house to ease the financial strain? what are the things that I should do before I hand out a key to a student? Most importantly how to make sure that I can get rid of the roommate if I dont like the individual for some reason? Can we sign a lease betweeen us? Is month-to-month lease possible? I have been talking to few students and aparently a number of people in the neighborhood are doing it already. Can you pls give me the whole process?

Please advise.

Read the entire NJ Landlord Tenant Laws in full, several times. NJ is a VERY tenant friendly state and you must make sure that you know the law backwards and forwards before you try becoming a landlord. After you have done that, come back and ask any specific questions you might have.

Do you own the home you are in? If so follow the advice of the poster above, but if you rent or lease the SFH you are in you need to check your lease to see if sub-letting is allowed. Good Luck!

Yes I own the SFH that I live in. Yes as ecmst12 suggested, I am reading the lanlord tenant law. Not sure where I can find NJ specific lanlord tenant laws. Any help? Thanks to both of you for your advise.
