What is the name of your state? Florida
I signed a 5 year lease 2.5 years ago that was witnessed by my 12 year old daughter. My business is gone and there is still 2.5 years left on the lease. I would like to get off the hook here and am worried that the landmord will hold me accountable for the remianing lease. I am willing to offer them a lump sum to do this but is there any way to insulate me from them, if they choose not to accept the offer. I own my house, but other than that, I have no assets.

First of all, your daughter wasn't old enough to witness a legal document.

The landlord may very well "hold your feet to the fire" as far as the lease goes. I assume you've reviewed it for any mention of early termination.

If you have no assets other than your house, where is the lump sum that you want to offer to end the lease coming from?
