my neighbor said she was giving my son 1.20 acres of land and she gave him a signed card that said he is the owner of 1.20 acres of land .Then she proceeded to have a survey done to convey this property. Now the problem is her children do not want her to do this so ,when it was time to have the deed prepared and transfered they stopped her. My question is does my son have any legal rights to the property being he has a signed card stating he now owns the property and also has the surveyers map showing this property being devided off her other property. Was this is gift and what completes a gift is the card and surveyers map enough?

Who paid for the survey?

How could her kids stop her from transferring this land?
