Op didn’t say the nail actually had anything to do with the fall just that that was an example of claimed lack of maintenance.

Op didn’t say the incident was ever reported to the landlord

Op didn’t say if nail issue was ever reported to the landlord

Op didn’t give any reason girlfriend would prevail in court

Yup.

If the girlfriend decides to pursue the matter, the girlfriend's attorney will look at all possibilities. Hopkins can be named as easily as the landlord in any lawsuit that might arise from the injuries the girlfriend suffered from her fall on the stairs.

We know Hopkins was aware that the stairs were poorly maintained. We do not know if the landlord was likewise aware.
