Thanx HomeGuru and Tracey for your responses.We are familiar with the variance route, but would like to avoid it if possible because of time. Summer is NEVER long enough, and we live in another state. Local zoning officials are aware of the grandfathering of the lots, but because they would "like" to see current zoning followed, say that we should do so. Years ago we put in the septic system, well and driveway and have used a camper. To build the cabin in a different spot creates a problem mainly with the drive (steep hill) and we would need to cut trees. We hoped that "grandfathered" legally carried a little more weight. In VT. if you are a "flatlander", (not a native) it is sometimes difficult to get answers. I appreciate any input.

There is a difference in the "local zoning officials being aware of the grandfathering and would like to see current zoning followed" compared to any written evidence of approved "grandfathered" zoning. The issue is not one of awareness and what the zoning officials want but what has been legally grandfathered and what the currrent zoning regulations dictate.
