What is the name of your state (only U.S. law)? VA - my mother & I jointly own our home. She has a guest living there free of charge for almost 1 year. I have been forced to leave my home because of this "guest". I want the guest out of my home. How can I evict her against my mother's wishes?

Based solely on the information in your post, you can't. Simply, any attempt to evict would simply be defeated by the CO-owner testifying permission to remain.
