I just wanted to post (no official question) to give some advice to folks looking for loopholes and ways out before actually talking to the landlord.

They are regular folks and believe it or not may be willing to work with you to come to an ending that benefits everyone.
(I was that person)

I've just reached agreement from our landlord to allow us out of our lease 3 months early and we split the difference. Then the landlord subtracted the security deposit from that and the final line. I have to pay 397.00 to be out..

Also, they are unconcerned with the condition of the apartment as it's been occupied over 11 years and they know there is great need for carpet flooring wall touch ups etc.

if you haven't tried a polite conversation and you just want out... It's worth a try.

(I also offerened to recommed them and advertise at work)

I recommend going directly to the person that you need to "get out of a contract" with and trying to work with him. You never know what the landlord, Realtor, buyer or seller may say. In many cases it can save you a lot of trouble and worry.

As a landlord, I have always worked with my tenants and as a Realtor, I work with my costumer/clients.
