Hello, I am having difficulty with my landlord when it comes time to do repairs...for years now, I have been mentioning about a stench that comes from the kitchen sink...I have tried bleach, draino etc and nothing, recently I mentioned it again and she is telling me that she and her husband can't smell it, but a lot of other people who have come in and out of my home say, "what's that terrible smell"....when I mentioned it again she advised me of a product that I could purchase....I asked if I could get estimates and have other plumbers come out to assess the problem because it is NOT NORMAL and she said they are not going to pay for someone else to come in when that is what her husband does for a living....A couple of people who have looked at it feel the disposal needs to be replaced completely, not just flushed with something that she has recommended.:mad:
who is responsible for this and is there a marin county contact that I can get in touch with, maybe they can send someone out and see, or shall I say smell what I am talking about....I also recently had filter flies in the home and told her about that, she went back and forth about how there is nothing she can do and she spoke to a friend and his story changed back and forth, or shall I say hers did.....
As long as the rent is paid all is well, once I mention something that needs to be done then it's a big deal and they act like I want them to remodel the entire unit.....
PLEASE HELP ME!!!!!!!

so... have you done the obvious and given written notice about the problem?

Who are these people who gave you the opinion that the disposal needed replaced? Are they repairmen, plumbers, strange people you saw walking down the street?

Just curious!
 
Yes, there are several emails I have going back and forth with them. People I know who are plumbers or in the construction field...and yes, some strangers walking down the street!!! hahahhaaaa

You *could* attempt their suggestion and bother them again if it doesn't work. It would show good faith. Save your receipts so if it comes down to that, you can prove that you attempted the suggested self-repair.

You DO know that you can get a disposal for under $75...and installation isn't THAT difficult.
Was this smell there when you moved in?

EDIT:
It may NOT be the garbage disposal itself. Rather, the pipes get a smelly coating in them. I've removed, cleaned out and reinstalled my kitchen sink pipes before...

OP, I don’t have a response you may like, but do ignore those who would chastise you for posting similar questions within a four year period. Many of us were not hear back then and it is very probable that you might get a different response than those you were given back then. I can only say as a LL that I would not replace your garbage disposal due to emanating odors. You might try limiting the amount of food going down the drain.

i saw you said you tried bleach and drano. but have you tried a lemon? cut up a lemon and put the pieces in the disposal and let the disposal chop it up. it releases a nice citrus smell. also, ive read where chopping ice up in it sharpens the blades and if the blades are sharpen they elminate more of the waste instead of it getting gummed up with rotting food.

wow, sorry to some of the others who posted replies, I never received a notification that they were there...the smell was there shortly after I moved in, that's how long I have been complaining about it. I am not going to spend money to replace it, I believe the pipes may be all yucky, but that's why I have used drano and stuff.....I have tried the lemons and stuff....but will try it again....has anyone heard of this soap, industrial strength soap called Disposal Cleaner or something like that? That's what my landlord suggested that I buy. I am not trying to get the disposal replaced if it doesn't need to be, I just want this resolved. Thanks to everyone, with REAL responses, for your time.....

They also make a brush specifically shaped for scrubbing out disposals, do that first, then the lemon and ice, adding a little salt actually increases the hardness of the ice and makes the whole process work better. (works for stained coffee pots too, or ones that have been left on and burned in the bottom). Oh and that brush thingy??? plan on throwing it away. naaaaaaaasssssttttyyyy!!!!! LOL
