do I understand your correctly that you wanted off the title? Did you get removed off the title?

If so, what is your argument now?

If you were not removed from the title, how was the property sold without your involvement and signature?

Please do not type in all caps and please do not just repeat yourself when asked questions.

When were you married, when were you divorced?
When was the property purchased, when was it sold?
Was there any equity in the propert at the time of the sale?
When you say sold, do you mean through the foreclosure or other means.
When were you removed by the title, and by what sort of deed?
What did your divorce decree/property settlement say about this property?

It may be community property at the time it was sold and you could be entitled to any of the profit from the sale. It may have been you gave up your rights to it and you are entitled to nothing.

Was there equity (after closing costs, unpaid water and sewer charges, any unpaid taxes etc.)?

Before anything else matters, that is the most important question. Unless there was an agreement in the divorce decree to pay you a lump sum at sale, if there was little or no net proceeds, there is nothing to fight over. And why wait so long? Have you researched the sale price, and compared it to the loan balance(s), and deducted out standard closing costs (doc stam[ps, transfer fees, commissions, prorations, and so on) so you even know if there was anything to be had from the property?

How was the house addressed in the divorce decree!!!!!!!!!!!!!!!!!!!

He could have also done a Deed in Lieu or short sale.
