In general, where a tenant has an option to purchase that includes the right to live in the house, L can't evict T unless T fails to pay the agreed rent. However, with that much money at stake, you need to see a real estate attorney. We can't help you without knowing a lot more - commercial or residential property? What does the contract say? Why are they trying to evict you if you're a part owner? etc.

This is not legal advice and you are not my client. Double check everything with your own attorney and your state's laws.
