When an appraisal is done on a home, what exactly do the appraisers look at to determine the value of the home? Do they take in to consideration things like old paint, old carpet etc... or is it more involved?

based heavily on the market data approach which is predicated upon comparable sales in the area of similar homes. The condition of the subject property is also taken into consideration.
