What is the name of your state (only U.S. law)? Ohio. What are my options if the co owner of my house has vacated and is paying nothing towards mortgage and utilites?

pay all of the mortgage and utilities or be faced with a termination of services and foreclosure.

I have no idea as to any "deal" the two of you had but if you believe the other party is required to pay anything and they won't, you can sue them.

While the mortgage sounds like an expense that should be shared, I see no reason why a person who is not utilizing the utilities pay anything towards them.
