What is the name of your state (only U.S. law)? Florida
Although the long story is very funny, I'll be brief. The mobile home was condemned by Codes. The notice on the door said the tenants had to be out by 1PM the next day. However, they refuse to leave. Do I have to spend $320 and evict them? Any other way to get them out? Thanks.

I think you better evict them

If it is your property you responsibilty. They can remove condemned notice and said they never recieved it because you (taking your the LL) , removed it or didn't notify them. Cannot rent a property that by law is unlivable.

"Code" should have the electric meter removed. They can order it and the electric co will comply....they will leave then.
