Have you checked the CC&R's? (Covenants, Conditions & Restrictions) What does it say with regard to your questions. If they are silent in these regards, ask the Association for a citation to a Statute, Ordinance or Regulation.
Also, in such an Association, your Deed might say, in essence, that you only own the interior of your home, but the Association is responsible for, and owns, the exterior, including roof, common areas, etc. Is the air conditioner unit to be installed on the roof, or some other common area owned by the Association?
Are these "attached" homes (common walls), or do they each sit on separate pieces of land with spaces between homes?
