I RECENTLY RECIEVED A NON-RENEWAL NOTICE FROM MY HOMEOWNERS INS.COMPANY. THE REASON THEY STATED "DUE TO WATER LOSSES: 2 CLAIMS-PLUMBING TRAP FAILED AND WATER HEATER EXPANSION VALVE FAILED DUE TO CALCIUM BUILDUP. THIS IS AN AREA KNOWN FOR HARD WATER & INSURED DID NOT HAVE A WATER SOFTENER WICH WOULD HAVE PREVENTED THE CALCIUM BUILDUP WICH CAUSED THE FLOODING OF YOUR BASEMENT" I MADE BOTH CLAIMS IN 2005 I HAVE HAD A WATER SOFTENER IN MY HOME SINCE 2000 AND IN 2004 I SPENT $2500.00 FOR A NEW TOP OF THE LINE WATER SOFTENER. SO BASICALLY THE REASON THE INS. COMPANY GAVE FOR NON-RENEWAL OF MY POLICY IS FALSE. WHEN I CONTACTED MY AGENT HE CLAIMS THAT THEY CAN NON-RENEW FOR WHAT EVER REASON THEY WANT WEATHER FALSE OR NOT CAN THIS BE TRUE??

Yes they can, but I would try and fight it anyway. Their reason sounds bogus. If you have a water softener and they are claiming you dont then send them copies of your installation paperwork and pictures. Maybe then, you can keep your policy. I personally as an agent, have never seen a insurance company non-renew a policy with only 2 claims. Did you have more in a prior year? How many in the last 3 years? Usually a company will non-renew if there are 3 or more claims in 3 years.

Then if I were you I would fight their decision. I'm surprised they didn't just surcharge you. Normally they would do that first. I know they can cancel for negligence. But as you stated you do have a water softener, therefore there is no negligence. Fight away.... if talking to the company doesn't work then try the OFIS in your state and/or the BBB. May I ask what Ins Company it is?

Just curious what failed and what was damaged. You should check your water heater relief valve annually and replace it if it fails to reseat when you test it with the lever. Installing a water softener is not necessarily going to remove mineral deposits from something that has no flow through it normally and is already plugged up and inoperable. Unless something blew up, why was your floor drain not able to handle the discharge?

Sounds like something in your home was either poorly designed or poorly maintained. Neither is the responsibility of your insurance company.
