i have 10 months left on my 2 year lease. the homeowner has given me notice (verbal) that he plans to sell. is my lease terminated when he sells? or do i have any other remedy?

No, your lease is not terminated when the home is sold. The lease goes with the home, and the new owner has to honor it.
