My wife and I recently signed a contract to buy a house. One of the contingencies of this purchase was that we had to sell our old home by a certain date, which we did. Two weeks before the closing date, the house we were purchasing burned to the ground.

The contract has a clause covering the condition of the property, as well as a contract performance clause.

The insurance company is paying to rebuild the house, but the current owner wants extra money from us if she has to oversee the project. We are still very interested in the house, but don't know if she has any legal right to demand more money.
