I would like to know if I can just give my home to my son, or as a gift since I now reside at my wife's parents house due to her mother's disability and have no need for it now or in the future? His girlfriend is pregnent and I would like to do this for them so they can get ahead in life. I would like to know if it is as simple as transfer paperwork and transfer fees to give him ownership . Also what type of fees are we talking about to transfer?

give him a warranty deed

you can prepare and have notarized a warranty deed, record it at the county, probably something like 15.00. You could go to a title company or lawyer if you want to spend more money, in fact probably best to have your son pony up the cost to have it done and get title insurance.
