What is the name of your state (only U.S. law)? TN

Hi, thanks for reading.
In June, a tree fell on my 85-year old house. I have replacement insurance with a deductible. Due to the rubble, nobody can give me a "real" estimate on what it will cost to repair it except my insurance company. The adjuster gave a very low estimate of repairing the damage and cleaning the rest of the house.
So he sent me a check for the "actual cash value" of his estimate, with the promise of payment of depreciation once the house is set right again.

I have disputed the estimate, so the adjuster got a local construction company to come out and compare his estimate and give a second opinion on it. At the time, I was considering demolition and replacing the house with a trailer of similar sq ft. My adjuster said that was ok and they would pay me the "depreciation" check once I replace the house with one of similar value.
The house adjacent to mine is for sale. It's an older neighborhood and the houses are separated by a row of shrubs and they are both 2-bedroom. The house for sale has a half bath more than mine and the house is 30-years younger than mine and has about 100 sq foot more. What I mean is this house is comparable.
My question is: If I purchase another house to replace my damaged house, would I receive the depreciation check?

I have left voice mails for my adjuster and my agent but have not heard from either.

Any advice would be much appreciated!

Also, I hired an engineer who verified that there is no structural damage. Do I have the right to have this reimbursed?
