Hello HomeGuru,

I have a 40% stake in a home that i co-own with a friend of mine. Our agreement was that i would pay a set rent per month and all expenses (taxes, repairs, -ve cash flow) will be divided 60-40 based on ownership%.

10 years into this, he has partially paid the deficit but has accumulated a large outstanding amount he owes me. I have repeatedly demanded for 3 years we sell the property and settle the account and part ways - but he refuses to bring closure. in the meantime, i am stuck paying for mortgage/repairs etc.

I am fed up and would like to force a resolution. Since i would like to sell the property asap,

Q1) How can I force a sale of property
Q2) How can i recover expenses he owes me
