If you don't know the difference between an eviction notice and a notice to Pay Rent or Quit, then you will never learn how to do an eviction and you had better get a lawyer to get this one out, and then get out of this business. Evidently, you didn't even read your own notice.
xx b) Are you kidding me that your purpose in putting this notice on the door was just "to get her attention"?
xx c) Why did you put it on the door? Did you do anything else with it?
xx d) Now that you put it on the door, are you following through with the remainder of the steps? If not, why did you bother to put it on the door?
6. You say, "I suspect that she no longer live in that unit anymore". Don't you know? Is your property so worthless to you that you don't keep track of what's going on there?
7. Now, you want to know, "Can anyone tell me if I am allowed to open the door and clean up the mess without having a court order?"
My answer to you is, that you are so far off base in the basic understanding of how to manage rental property, that you had better get someone to do it for you. You need a property manager to do everything for you, and you need to pay him.
