How is it proven that you knowingly didn't disclose issues with a house?

What is the “condition” you discovered when under your house? What led you to examining your crawl space in the first place? Is the condition one that requires an expensive repair?

You don’t need to answer those questions here (and it’s probably better that you don’t) but you should know that those are some of the questions that will be raised should you sell your house without proper disclosures and the buyers decide to sue you.
Well, I'll just say my reasoning for going under there in the first place is totally unrelated to anything to do with the house.

If you sell, you will have to sign a disclosure form, where you will be asked about the condition of the various parts of the house. Sure, you could lie and commit a crime. I wouldn't want to take the risk that it comes out.
