I'm living in San diego CA. I have a tenant she didn't pay since September 2021, I already sent 3 days notice to pay or quit. She already applied covid19 rental assistance and she told me waiting approval from program. She didn't give me any information about her application, so my question : how long do I need to wait until I start to eviction her? In california Court guide line (20 business days if tenant don't tell apply ERAP or not) but she told me she already applied but waiting for approval. I and tenant are living in San diego. I called ERAP they asked me application number but the tenant she didn't give me so they can't tell me the application status. I'm stuck I don't know what to do now.
Thanks

1 tell the tenant you want that application number and if tenant refuses to give it to you file for eviction anyway and if tenant really did apply then tenant can prove it to a judge. 2 as soon as you can do not renew tenants lease and issue notice saying so , EG if the lease does not end until last day of march 2022 then make sure tenant has proper notice to be out with in time lines your states laws dictate and make enough copies to send at least two ways , certificate of mailing and confirmed mail delivery then staple those receipts to your copy of the non renewal notice.

I'm going to reply here and in your other thread: It is apparent to me that you are not going to be able to handle this matter on your own. You are going to need to speak to a local attorney.
