How long do I have?

What is the name of your state? Missouri
The first of May we moved into a house and the landlord told us that her would reimburse us for improvements on the house as long as we showed him the receipts. When it came time to pay the rent we showed him the receipts and he would not accept them and said that he would only pay for REPAIRS. That is not what he said. Yes I know I should have gotten it in writing. Anyway, he told us he would give us a few days. Now he is coming to us and saying we have to have it tonight or he will evict us. Our lease is a month to month that says if we do not pay our rent within 10 days we have to move within 24 hours. Now, my question is will I have to move in 24 hours or will he have to give us a legal eviction notice which will allow us 30 days? What are my options? I dont have the money until Monday. Any advice would be great. Thank you.

He has to follow the rules of Missouri LL/T laws. Meaning he has to properly evict you...

Ok I was looking at my lease and I confused the 24 hours with something else. It actually says if we fail to pay by the 10th of the month that we have to move in 30 days without any further notice. Doesnt he HAVE to give me a written notice or is that considered a written notice because it is on the lease? When he gives me an eviction letter, can it be anything written down or does it have to be from the court? I know it sounds like I am trying to leach off him,I am not I just need to know how long I have. I put all my extra money into the house this month so I wasnt expecting this. Thank you for your replies...

He has to serve you with written notice to pay or quit and then if you do not pay he can start eviction proceedings. What is in your lease is not valid and therefore cannot be enforced.

Landlords will pay for repairs but not improvements.

Ok, you first posted on the 15th and said he was going to evict you if rent was not paid by that night. Has he followed through with that threat?? Has he given you a pay or quit notice?? Was it a 3 day notice? what was it dated?

If you will truly have the cash tomorrow, you might try reasoning with him. He will lose more by you moving now and having to aquire a new tenant than if he just accepts your rent and lets you stay.

Mind you, this will not affect him evicting you if he really wants you to go but he is in the business to make money from his property. You leave, he loses some money.

Thank you for your answers. I know that usually landlords do not pay for improvements,however, we had a verbal agreement that he would pay for the painting etc. because the house was i such bad shape. It HAD to be painted. I know I am eating that cost because I didnt get it in writing. Lesson learned. After moving in I find out from the last person who moved out that he indeed did that to her also. I found out that he has a reputation for being a "Slum Lord". I also found out the house sat empty for a year and he lowered the rent. I should have done my research before I moved in. Another lesson learned. Anyway, :rolleyes: thanks again for your reply...

No he has had no further contact with us. We only have his phone number, no address. He has given us nothing. What is a 3 day notice? I do have the cash and have been calling him leaving him messages that we have it. He is not returning our calls. He said, the last time he was here, that he would not accept any money past that night. He wants us to move because he doesnt want to fix the leaking ceilings, the sewer, or the tree in the back yard. There are more problems he doesnt want to fix. We had no agreement for those things to be fixed by us, we dont even know how to do it correctly. So I will be moving. Just an update, he came by today and told us we will have our eviction notice on the 1st. So I am hoping that means I will have until 8-1-06. Thanks all
