I live in CA and I received a 24 hour notice yesterday around 12. Today the manager came over and showed my apartment at 12 and then at 5:30. Is this same 24 hour notice good for tomorrow as well? At what point does he have to post another 24 hour notice?

Also, it notes in my lease agreement that with a 24 hour notice he can show my apartment to new tenants. Can I specify that I want to be there when this happens? I have a reason which was proven today, when he left the apartment and didn't close the door all the way. Fortunately we were there and were able to do it...but.....

Let your Landlord Know that If there are multiple showings on the same day to notify you as well or to phone you first for short notice .

No...CA, like most state laws, just allows for notice so you can't stipulate that you want to be there or limit the time.

Manager gave you 24 hour notice. Get "sticky" with them, and you may jeapordize your deposit.

Well are you breaking the lease? then its to your advantage to let everyone in...the sooner they sign a lease the sooner you are off the hook.

Is your lease expiring? then you could be jepordizing part of your security deposit, they will "FIND" ways to compensate for the loss of income.

I am not breaking the lease, the lease was signed as a month to month lease. When I move out, I'll have been there all of 1 1/2 months.

I'm curious though as to why it's such a readily accepted practice to bend to managers whims and be so forgiving on them breaking the law due to the fact that they might fudge items on the deposit return itemization.

I took pictures of everything that was wrong when I moved in, and will take pictures after everything is clean and I have left. Will this improve my claim at all if they do try and come after me for any excessive charges?

Lastly, legally I would like to know what the 24 hour notice implies, is it that 24 hours from the date posted they can enter the apt, and is it only applicable for a certain timeframe, say 4 to 6 hours? Or is it good for a full 24 hours from 24 hours from the originally posting time? I just need to know so that the manager doesn't try to entire my apt at anytime over the next week, and claim that the 24 hour notice that he posted 2 days ago was my warning.
