How much time will it take to evict someone?

I live in Md. and rent a mobile home to tennants.
They have trashed the place and I am trying to sell it.
They still haven't payed this months rent. I told them
in February that I needed to sell it by the begining
of April and they need to find new living arrangements.
I showed the place today and I feel the place won't sell
until it is repaired. How do I get them to repair it ,
pay this months rent , and get them out ?
