What is the name of your state? California

Recently my step-mother passed away. My father and step mother are the owners of recordon thier home . My husband and I have now moved into the house with my father, and have bought into the house. We are 50% owners with my dad. What we need to know is how we go about taking my step mother's name off of the deed and putting my husband and mine on along with my father. We would also like the deed to show rights of survivorship.

Help would be appreciated.

EXACTLY how did dad and stepmom hold title together? What does their vesting deed read?
