What is the name of your state (only U.S. law)? Washington

Washington is a community property state. My wife passed away 13 years ago. At the time neither of us had a will, as everything we owned was community property so we felt if one of us died the other would automatically be the owner of all our property. I have a will now with all bequests going to my children, grandchildren and charities. I find out now that we should have had a Community Property Agreement which we did not know anything about. I now want to have the deed to our paid off home in my name only, so it would be easier for my son as executor of my estate to sell the property to be able to cover the bequests in my will. Right now the property,(home) is as it has been for over 40 years, recorded in the name of both my deceased wife and myself. What is the easiest way to have the property recorded in my name only. If title was held with rights of survivorship, there should be a form you file with the recorder along with the death certificate. If it was held simply as joint tenants or tenants in common, you have to go through probate.
