I have rental propertys in PA. and I have a tenant who is behind in the rent and my lease says if tenant is 5 days late for payment, tenant will have fifteen days to vacaate property and will forfeit security deposit. Rent was due on the 1st day of May and it is now May 19. How do I go about getting these people out of property? Are there forms or letters I must send.I mailed a certified letter asking for rent money on 5/14/01 and received receipt back and signed by tenant. What is my next step.

Your next step will be small claims court. You go file against them at your county courthouse. File for the amount of rent, plus any damages that you know of inside the rental.
