How to Procced to get House deed in son's name

What is the name of your state (only U.S. law)? NY
Need a how-to procedure to get house deed that is currently in my wife's parents name
My wife passed away April 2011 she was the voluntary administrator for the estate but the deed is in the name of her parents who have passed as well
Our son is the voluntary administrator for his mother's estate. There is one older sister who lives in PA who is willing to sign over all rights to our son or her nephew
in order to have the house deed placed in his name
How do i go about getting the ball rolling under NY Surrogate Law / Probate Court or what have you?
Specific documents were in her name house insurance, property taxes, phone bills, fuel oil bills, etc paid thru the the estate
All of these documents are in the processed of being transferred over to our son's name and will continue to be paid out thru the estate account in his mother's name

well, you have a problem. The named owners of the home estates' need to be processed either through probate or, if available, a small estate administration. If there was a will, it would be probate.

Then, once their estates are probated and the house transferred to the rightful owner, if that happens to be your wife, then when her estate is probated or processed through a small estate administration, the house can be put in whomever's name it belongs. If that is your son, then great. If it is you, then you can do with it whatever you wish to once it is yours.
