What is the name of your state? CA

I own a home jointly with my mother. I am about to undergo an elective surgery, but my mother fears that I might just kick the bucket, and among all the emotional devestation that would happen, that my lack of income will force her to lose the house. What can I do to protect us both if the worst were to happen? BTW, my surgery is in seven days, so I don't have a ton of time to get anything done. I should have thought about this earlier... oh well.

**A: make sure that title is held via joint tenancy and you can pay off the mortgage prior to surgery.
