I am currently on a lease for a house along with 4 other people. Long story short the other tenants made the house completely unlivable, since our lease started in august 2005 they have had the electricity shut off twice (once for a two week period), the water shut off, caused damage to the brand new home, my things have been stolen, and the list goes on. I moved all my stuff out at the end of April and placed an ad looking for a subleaser, which my lease says I am allowed to have. I found somebody in the beggining of May who turned in his application and paid the application fee. He was then told he couldn't move in because everyone was moving out of the house. I called the realtor for over two weeks and left messages and he never called me back or called to inform me of any of this. He finally called today literally screaming at me to stop calling and harassing him that I wasn't moving out becuase the owener refuses to sign his permission to let somebody take over my part of the lease. He said that I have to stay on the lease until it ends July 31st and pay rent each month despite the fact I nolonger reside there. He also threatened me and told me I should be happy I only have to pay the $740 (the last two months of rent) and not all the cost its going to cost me to go to court. He also said that I am not going to see my security deposit (another $740) because they have to replace the carpet and this and that. I asked if the gentleman I found wasn't qualified to move in and he replied "It doesn't matter the owner refuses to let anybody move in." What actions should I take? Oh and ontop of this some randon friend of another tenant moved in and has been living there for the last 3 weeks that I have known (it may be longer) and I brought it to the realtors attention and he told him its not his problem. So now I can also be charged for damage this guy creates even though the lease says he can't live there and the realtor is aware of it? Any help would be greatly appreciated!
