I want to sell my website, but how to protect myself?

I created a website that is sort of a Youtube-clone, except, our niche is historical photos and film footage taken during the Second World War. Most of the images on the site are in the public domain, but I also allow uploads of unmonitored related photos that are submitted by visitors to the website. I use a DMCA and owner copyright agreement on the website (the uploader has to read them and agree to them before photo submission).

Anyways, I received an offer for the purchase of my website. I'd like to sell it to the buyer, but how do I protect myself so I don't get sued or held liable for the current content on the website IF the new buyer were to get sued in the future after he purchases my website? I can't think of any reason why he would be sued, but I just want to be sure I do this the right way before I sell the website to him.

What kind of form/contract would I need? Thanks.
