What is the name of your state? CA

In california now you have to give 60 days notice to terminate a month to month.

What should I do if I geve a tenant a 60 days notice and 30 days later when next month's rent is due and they do not pay.

Could I given them 3 days notice and if they dod not pay evict them on that bases.

Blau it would be same basic idea as on 30 day eviction notice , in that if dracula wont pay rent as due you go and file separate action for non payment . I would think for you folks in CA that this new 60 day law is going to make a lot of judges mad when they start seeing how many people in the past where a LL might have said to hell with it because of the hassle of filing UD when there was just a month to go and now LLs not saying the hell with it and going to UD court blau dont waste any time If they wont pay start the process for UD and if your tenant moves before UD is heard plan on taking them to civil court , Infact if you dont have the info Plan on getting all tenants drivers lic numbers date of birth and SS for easier collections of any judgements you get .

yes, give them the 3-day and don't take any further rent. you'll get to court quicker but will have to prove a case - although if you have been through a "fault-eviction" you know it's not too tough.
