What is the name of your state (only U.S. law)? - Ontario,California

I would like to find out what are the steps and procedures which I can take if a commercial tenant decides to remain in possession of the unit after the lease expires (tenancy at sufferance). Do I need to file any paperwork to the court or the sheriff's office for forcible entry to evict the tenant ? Would the sheriff be doing the eviction service with a fee ? How long does the process take ?

The lease only said if the tenant stays after the lease expires they will have to pay 200% increase in the monthly rent only if the landlord allows them to stay and that agreement has to be in writing.

Right now I can't wait to get rid of that tenant and I suspect he is going to put up a fight and screw me by staying after the lease expires. I was wondering if I can apply for forcible entry and immediate eviction.
