if improper 3 day notice what are my legal recourse

What is the name of your state (only U.S. law)? CA
My friend's mom was given a 3 day notice to pay or quit.
the landlord sold the property: and the lady got confused with who to write the check out to and where to send it. the mailing address says union bank p o box.... while the check should have been made out to a property management company....
( I am lending her the 600 dollars because since she sent a money order it could take up to 60 days for the money order to be refunded )
(we made an appointment with the landlord to pick up the rent today ,because the 3 day notice states that the rent payment could be made either by appointment in person with landlord/management company representative picking up payment or by sending it to an alternative address .)

The landlord/ property management company is also requiring payments for the next 90 days to be in money order or bank check.

is it reasonable for the landlord to give a 3 day notice during this transition?

how does this compare to when I had a mortgage on a house and the bank sold the mortgage to another bank . so it was on my understanding that I could not be penalized for any late payments for 60 days .


so the second question is if this was an improper 3 day notice what are my legal recourse in west holly wood california with rent control ?

If the LL sold the property, then the property management company many no longer be authorized to receive the payments. If they say to send payment directly to the bank at their PO Box, then that is where they need to be sent.

Especially during a transfer of ownership, the LL/management company/new owner can give you a 3-day notice for nonpayment of rent. Just because there is a transition going on does not give you leave to pay the rent late. As long as you have a proper address to which the payments should be sent, then you need to make your payments within enough time to reach their destination in time for the due date.

It wasn't an improper 3-day notice. If they are giving her 3 days to come up with the rent that was sent to the wrong address, then pay it at the place that is indicated on the notice during the 3-day period to avoid an eviction. Make sure the next rent payment is on time and sent to the right address.
