In the state of Utah is a quick claim deed for a road and a well that was signed by only one of the owners, after earnest money was paid by myself and then notarized by one of the land owners that would benefit from both the road and the well still legal in Utah.

The deed is still enforceable as to the party that signed but you have a defective transfer since ALL the owners did not sign the deed. Also the notary public had a conflict of interest. Consider the deed invalid.
