Hi, I have a Chinese friend (who speaks no English) who has been renting an illegal basement apartment with a parking spot now for about 5 years. He has a lease which lists the parking spot and his checks to the landlord have said that it includes payment for the parking spot. The landlord has now told him he wants him to immediatey give up the parking spot and move out prior to the expiration of the lease. What are his options? Thanks for your help in advance.

**A: did you read the lease? If so on what date does it expire and is the parking stall included? Does he live in a rent controlled district? Lastly, is the lease written in Chinese or English?
