Impact from property mgr terminating their biz with owners?

I posted here last week about a dryer situation where the owner was trying to refuse to pay for repairs. That ended OK as we found out it was only a blown fuse, so a cheap repair.

Anyways, I got a call today from the property mgmt place (their business name appears on the lease as the other party) that because he's fed up with the owner complaining about their rates they charge (10%), as well as the dryer situation, that they are "letting her go" and no longer managing the property. They said they're sending me an official legal notice, and that I'll be paying the owner directly starting in July.

My question -- how does this impact my lease? Am I in danger of getting screwed over on anything? Can they terminate the lease? The lease document is located at (https://dl.dropboxusercontent.com/u/8125839/Lease%20Agreement.rtf). I want to make sure that I don't get the short end of the stick.

I would suggest contacting the property management via certified mail asking them about your damage deposit funds Fair odds are that the funds will be transfered to the owner if those funds were not already. AS far as all else I cant see the actual owner being able to get out of the lease since the lease was in his /her behalf. But Id tell you if theres any thing else that goes wrong NO calling , send to the owners mailing address certified mail keep a copy for your self (unless this lease allows for a change in something before its over with I dont see how it would not remain in effect in all ways except whom you will pay your rent to ) Keep any written communications from the property management in a safe place , just in case you ever need them later on like in any kind of dispute with this landlord.

Yep, those were definitely already solid points that I had floating around in my head, but I hadn't thought about the certified mail. That's a good idea. The property mgr kinda laughed and said "good luck to her trying to manage the property from California", which I wholeheartedly agree with. She didn't want to bother to pay to repair the dryer, so I have a feeling if she ever refuses in the future, a trip to small claims court with a default no-show judgment would be in order. Hopefully that'll never be a situation I''ll have to deal with.

Since she is so far away ANY thing that is mechanical structural that needs repair use certified mail , If your state has a fix and deduct law you must use the utmost care to follow it to a T NO short cuts. Paper trails are your friend you will need them for your records. If its something big like furnace that needs repairs then I would say again certified for the paper trail and phone call and if the LL did not arrange for repair with in a reasonable time go right to your city inspections desk. Im gonna guess that this LL & being in ca is going to be a huge huge problem If this LL does not get another firm to act as pm then plan for hassles with this one right on thru the end meaning that you may well have to take this LL to court to get deposit money, you may have to have solid documentation of the units final condition when you move pics pics pics and more pics.
