tenant can't pay rent - tried renegotiating with landlord; landlord not willing

I have been leaseing a property for 11 months, ever since Dec. 6, 2008. The lease is not up until august 5, 2009. For the past several months I have tried to work with the landlord and renegotiate the lease amount. I have even supplied the landlord with possible buyers of the property. I am requesting to renegotiate the lease agreement because I am unable to pay the monthly rent. With the ecnomic times my full time job has been cut back and my small less-than-part-time work has been even further cut back. I am currently one month behind in rent.... The landlord will not renegotiate and will not except any offers presented to him. The landlord is wanting an excess of $75,000 to $100,000 over the market asking. What do I do? I have tried to be honest and fair. Additionally, today I found posted on the front door a "notice to pay rent or quit" within three days. This notice is not a court ordered or even certified. The notice is just signed by the landlord and dated.
