Increase of rent

Is there a maximum amount a land lord is
aloud to raise the rent or lease
when renewing the contract with the tenant?

Not usually. If you don't like the rent, you get to vote with your feet. However, call your local landlord-tenant association & ask if there are any limits imposed by state or municipal law.
