What is the name of your state? Pennsylvania

I will try to keep this as short and simple as possible. My mother died in 2006 and left me her house, which I have been making mortgage payments on ever since. However, I still have not transferred the house into my name. I am not currently living in the house, I am renting elsewhere, but I have tenants who are living there and paying me rent. Since the house is not in my name, do I need to file as a rental property owner and claim the tenants' rent payments as income? Or do I just file as a renter myself without any property of my own?

Constructively the house is your property, despite the fact that you have not done the necessary paperwork. Therefore yes, you must report the rental income and the associated rental expenses.
