Denver, CO. Condo. Inspection report revealed that furnace was unsafe and dishwasher under recall. Buyer wanted $150 in lieu of repairs on dishwasher since it was under recall. We refused considering that the point of a recall is that the manufacturer will repair for free.

We agreed to "repair or replace furnace as necessary". Buyer wanted to know what was wrong with furnace before they would agree to our answer on dishwasher. 2 contract quotes for furnace repair: 1) approx. $900 2) approx $700. Our agent told their agent this. Buyer's agent told our agent that they wanted the furnace replaced (!) so would like us to pay the contractor $900 and they would make the difference for the new furnace. We responded saying we would go with the $700 and credit to the contractor. Buyer responded saying that not only did they want the $900, but they want it in cash rather than credit to contractor. We refused because we don't have $900 in cash and were going to use credit card (don't want to pay cash advance fees). In a nutshell, our realtor thinks they are trying to pull all of this (900 +150 for dishwasher) because they don't have enough money to close and if they don't, we prob. want it to fall thru anyway. We're already in our new house and looking at double payments if we don't close next week. My question is what should I do???

Maybe I should also mention that we already will have to pay $4500 to get out of condo due to equity loan, realtor's fees, closing costs, etc. This is why we don't want to just hand cash to the buyer.

$1200?? Where are you getting that figure? I really can't do that due to already paying $4500 to close. I'm also afraid of the legalities of selling a condo with a furnace that has been tagged unsafe. Where's the liabilities if the place blows up in 2 months?
